BUYING A NEW CONSTRUCTION HOME IN PHOENIX

Many people believe that the best way to buy a newly constructed home is to visit the builders' communities, tour the homes and write up a contract with the builder’s sales associate.  While this will work, it does not necessarily guarantee you the best deal on the home, and you most certainly will not have anybody representing your interests in the purchase.

The builders' associate represents the builders' side only. It's not much different than buying a car or other property; whoever is selling to you is naturally looking for the highest return the market will bear.  They aren't focused on how they can help you save money or prepare for a smooth transaction.

TAKE CONTROL OF A NEW HOME PURCHASE - INVOLVE YOUR OWN REALTOR®

When you're buying a new construction home, you need to take control of the transaction.  And, that means taking your own REALTOR® with you the FIRST time you visit any new construction site.  Why is the first time important?  If you talk to the builder's representative by yourself the first time, the builder will NOT allow your REALTOR® to represent you in any way, at any stage, of the purchase.  You will have NOBODY to represent your interests to the builder. 

And, when you take your own REALTOR® with you to look for new construction in Phoenix, you will feel relaxed knowing your REALTOR® is there to look out for you. A REALTOR who is familiar with the local market, and the new construction communities, knows how to evaluate a sales price and they know the incentives that are often offered to new home buyers With your own representation, you’ll know you’re getting the best value for your investment.

Furthermore, the issues that often surround new construction purchases are far different from the issues you run into when an existing home is being resold.  A new construction expert can provide insight about floor plans, lot location, how to anticipate setbacks and detours before they happen, and much more. Having your own REALTOR® means you may be able to sidestep a lot of problems, and avoid paying too much for your new home. Plus, if you already own a home that you will want to sell, your REALTOR® can handle that for you as well.

THERE IS NO COST TO HAVING YOUR OWN REPRESENTATION

The best part is the cost of having your own representative – nothing!!  As in most real estate transactions, the buyer’s representative is paid by the seller.  Working with your own REALTOR® should not impact the price you pay for your new Phoenix home.
